The Group Purchase Scheme
We source and research residential property Developers who are willing to give a discount on the market price of the properties that they are building. Developers usually require a number of purchasers (at least 5), for them to be willing to offer a significant discount.
Purchasers register their interest with us, either generally, or for a specific development.
We provide you with further details of the development you are interested in, so that you can choose precisely which plot number(s) you wish to purchase. Often, the developments are not yet on the open market, so Estate Agent's particulars are usually not available.
If you would like to proceed with purchasing a property, we add your name and details to the next Group Purchase being made on your chosen development site.
The legal process of purchasing usually proceeds with individual purchasers using the same solicitor, as the legal costs are likely to be less if a solicitor is acting for several purchasers. If a purchaser wishes to use their own solicitor, they are usually free to do so.
The purchaser will need to obtain a valuation and mortgage (if required), in the usual way.
Owner-occupier purchases
Individual purchasers who are interested in purchasing on one of the developments we are featuring may join a Group Purchase. The procedures are virtually the same as for a Buy to Let purchaser.
Personalised "find a property service"
This is available to Buy to Let and Owner-occupier purchases. It is useful for purchasers who live a long distance away, or are working abroad. The service is tailored to your requirements.
Methods of avoiding or reducing Stamp Duty
We are able to give advise to individual purchasers as to how to avoid or minimise Stamp Duty. This is sometimes possible when the purchase price is near one of the Stamp Duty thresholds.
